As the remortgage process can be a bit confusing at times we have complied a quick guide to the key stages involved for a remortgage.
Our SMS system will send text message updates direct to your mobile phone at most key stages automatically to keep you informed how your instruction is progressing from start to finish.
Timescales
We aim to complete stage 1 to 8 usually in one calendar month from receiving the mortgage offer, but involvement of management company will inevitable cause delay.
Initial stages
1. Once we have confirmed you are instructing us, we will send you a copy of your quote and login details for your web tracking to your email immediately. We will send our initial letters including a questionnaire that must be returned as soon as possible.
2. On receiving our initial letters back, we will have authority from yourselves to request Title deeds from your existing lender if necessary(for a leasehold property).
3. We shall await your mortgage offer.
After mortgage offer received
4. Once your mortgage offer is received we can send you the mortgage deed to sign and at this stage we request redemption statement detailing how much you owe to your current mortgage lender, and other loans that are secured on the property, if applicable.
5. We will check the title in greater detail and of any special requirements or conditions imposed by your lender(varies from lender to lender).
Arrange completion
6. Once a redemption figure is obtained and pre-completion searches are completed satisfactorily, we agree a completion date. We compile a redemption statement detailing how money from your new lender will be used to redeem your existing lender(s) and pay for any other disbursements and fees accrued during your instruction.
7. On completion day we will pay off your existing mortgage (and other loans, if applicable), collect our legal fees and disbursements and will forward any remaining money to you as per agreed completion statement by telegraphic transfer into your account unless otherwise advised.
Final Administration
8. The new mortgage will be registered on the title records held with the Land Registry and, if necessary, with any freeholder.
